In Cyprus there are no self certification mortgages available in Cyprus and in order to apply for a home loan proof of income must be supplied. So if you are employed copies of your last 3 months payslips, copies of your latest P60/Employers reference and copies of your last 6 months bank statements from your personal account need to be produced.
If you are self employed you will need to produce copies of your last 3 years audited accounts and copies of both your last 12 months business statements and 6 months of bank statements from your personal account in order to apply for a mortgage in Cyprus.
Rental income is not taken into consideration when applying for a Cypriot mortgage.Your loan will be based on your or your joint if applying together net pay which is generally your take home pay after taxes and is calculated on an affordability basis which takes into account all your existing liabilities such as bank loans, credit cards, maintenance payments and your proposed Cypriot mortgage repayments and these combined should not exceed 35% of your net monthly income.
A Cypriot bank account will be required. All mortgages will need to have a suitable life assurance policy assigned to them.
